LMC has announced the start of construction of The Lively, a mixed-use apartment community in the Powerhouse Arts District of Jersey City.
The Lively, LMC’s inaugural development in the northeast, will consist of 180 apartment homes and 1,343 square feet of ground-floor retail as well as a 14,200 square foot black-box theater and supporting spaces dedicated to the arts. First move-ins are anticipated for summer 2019.
“Jersey City, particularly the downtown district, is experiencing a resurgence as it evolves with growing culture, new restaurants, bars and retail,” said Greg Belew, city president of the New York Tri-State region for LMC. “Jersey City is now more than a value-based option to Manhattan and Brooklyn. The area is attracting more residents with its industrial-chic energy, turn-of-the-century architecture and eclectic arts. We’re thrilled to be a part of this evolution and to bring a community to market that will further energize the district and deliver a highly sought-after luxury living experience to the area.”
Under development at 321 Warren Street, The Lively will aim to enliven the Powerhouse Arts District and introduce the area’s first large-scale theater, operated by Nimbus Dance Works, an award-winning dance company and school. Lackawanna Coffee – a popular local Jersey City coffee shop – will also add more local flavor with its third location.
The Lively will feature excellent access to Manhattan from its location minutes from the Grove St. PATH Station. The community is also within a short drive of Interstate 78 and the New Jersey Turnpike Extension.
The Powerhouse Arts District is a historic warehouse district in downtown Jersey City that derives its name from the unused generating station Hudson and Manhattan Railroad Powerhouse. The neighborhood was previously called "WALDO," an acronym for Work And Live District Overlay and offers vast dining and retail options within close walking distance, including Newark Ave., Newport Mall and downtown Jersey City.
The community will feature a 24-hour concierge, a fitness center with a flex fitness studio, and a roof deck lounge with sweeping views of the district skyline as well as a pool and BBQ grills. Additional community amenities will include a resident lounge, library, demonstration kitchen and children’s room.
The Lively will consist of studio, 1-, 2-, and 3-bedroom apartment homes. Apartment interiors will include wood-plank style flooring, Caesar stone countertops with backsplashes, custom lighting fixtures and textured tiles throughout the bathrooms. The community will also offer Signature lofted Penthouse units with upgraded finishes and double height ceilings.
LMC, along with the community’s general contractor Katerra (fka Fields), architect and interior designer Fogarty Finger and construction lender TD Bank celebrated the groundbreaking on June 20.
